Booking Terms & Conditions
Welcome to Hilltop Haven Darlington. We want your stay to be relaxing, private and memorable. By making a booking with us, you agree to the following terms and conditions.
Your Booking
Bookings are for the accommodation, dates and number of guests confirmed at the time of booking.
The person making the booking must be 18 years or older and is responsible for ensuring that everyone staying at Hilltop Haven follows these terms.
For direct bookings, a 20% deposit is required to secure your reservation, with the remaining balance due 14 days before arrival.

Check-In & Check-Out
Your check-in and check-out times will be provided with your booking confirmation.
We may sometimes be able to accommodate an early check-in or late check-out, depending on availability. Please contact us in advance and we'll always do our best to help.
Guests & Visitors
Hilltop Haven is designed as a private getaway and bookings are limited to the number of guests confirmed in your reservation.
Additional overnight guests or visitors are NOT permitted without prior approval.
Please let us know if your plans change so we can make sure the accommodation remains suitable and within its approved occupancy.
Peace & Quiet
Hilltop Haven is a peaceful rural retreat, and we ask that guests respect the tranquillity of the property and our neighbours.
Parties, events, functions and large gatherings are NOT permitted.
Excessive noise or behaviour that causes unreasonable disturbance to neighbours may result in your stay being terminated without refund.
Looking After Hilltop Haven
We ask that you treat the property as you would your own home.
Guests are responsible for any damage or breakages caused during their stay, other than normal wear and tear. Please let us know about any accidental damage as soon as possible so we can address it.
Additional cleaning or costs resulting from unreasonable mess, misuse or damage may be charged to the guest.
Our Rural Setting
Hilltop Haven is located in a beautiful rural setting, which is part of what makes the experience special.
The property is accessed via a steep gravel driveway, and guests should take care when driving, particularly in wet weather.
The property may include uneven ground, wildlife, farm animals, a creek, vegetation and other natural features. Guests are responsible for taking reasonable care at all times.
Please stay within designated guest areas and do not enter neighbouring properties.
Wildlife & Animals
You may encounter native wildlife and farm animals during your stay.
For your safety and theirs, please do not approach, handle or feed wildlife or animals unless specifically invited to do so.
Firepit & Outdoor Areas
If using the firepit, please follow the instructions provided and comply with any applicable fire restrictions.
Never leave a fire unattended and ensure it is completely extinguished before leaving the area or going to bed.
Please leave outdoor areas clean and tidy after use.
Smoking
Smoking is not permitted inside the accommodation.
If smoking outdoors, please do so off the deck, dispose of cigarette butts safely and never leave them on the ground or near vegetation.
Any additional cleaning or damage resulting from smoking inside or outside the accommodation may incur a charge.
Pets
Pets are only permitted with prior approval from Hilltop Haven.
If a pet is approved, they are to remain outside and guests are responsible for their behaviour, safety, waste and any damage they may cause.
Personal Belongings
Guests are responsible for their personal belongings throughout their stay.
Hilltop Haven is not responsible for belongings that are lost, damaged or left behind.
If you leave something behind, please contact us and we'll do our best to assist with its return. Postage or delivery costs may apply.
Safety & Emergencies
Please take reasonable care while enjoying the property and follow any safety information provided.
In an emergency, please contact 000.
If you notice a maintenance, safety or other issue during your stay, please let us know as soon as possible so we have the opportunity to assist.
Privacy & Access
Your privacy is important to us. We will not enter the accommodation during your stay without your permission, except where reasonably necessary for an emergency, urgent maintenance or a safety issue.
Breach of Terms
Hilltop Haven reserves the right to terminate a booking where guests seriously breach these terms, engage in unlawful or unsafe behaviour, cause significant disturbance, exceed the approved number of guests or cause significant damage to the property.
Where a stay is terminated due to a serious breach of these terms, no refund will generally be provided.
